What is ADR?
Average Daily Rate measures the average price we are selling units for. This is a good measure to help understand the pricing structure, but it is not the most important measure for maximizing overall revenue. In theory, we could achieve a fantastic ADR by doubling prices, but that does not take overall occupancy into consideration.
What is RevPar?
Revenue Per Available Room is the revenue generated based on the total number of room nights available.
How are rates established?
Effective pricing is market based, not cost based. The consumer has a threshold for how high they will go, based on the value of a given building, and the demand for a particular period. When setting rates, we take into consideration a number of factors: historical performance, weather patterns, competition and the economy. We look at each day of the year and set rates as high as the value of the building and demand for the period will allow. If demand for a particular period is low, it may be necessary to discount in order to stimulate bookings. Discounting is especially important during the summer months, non-holiday winter season, and many midweek periods. Of course this is all variable depending on building and unit type. Some unit types have high demand all week long, while others are high demand only on the weekend or during peak periods.
How is occupancy forecasted?
Occupancy patterns are forecasted by looking at what occupancy was the prior year, how we are pacing versus last year and what the market trends are in the area. This is analyzed through different research reports, and by looking at the different demand patterns measuring call volume and website activity. Special events, large conventions and conferences that would potentially attract people to the resort in a different pattern are also analysed.
Where can I access peak demand dates?
The peak dates are indicated in the reservation request calendars. The Forecasted Occupancy calendar also identifies the dates for the next 3 months when occupancy rate is expected to be above 80%.

When are the reservation requests available and should I send them to the Homeowners’ reservations team?
In order to guarantee your reservation request for the season to come, it’s important to respect the pre-established deadlines to have priority of dates. Requests received after these deadlines are subject to availability and are not guaranteed. You are also responsible for assuring that you have a confirmation letter for each reservation and each cancellation from the Homeowners’ reservations team, and that all information are accurate.

What should I do if my travel plans are not final yet?
Even if your travel plans are not finalized but there’s a good chance that you’ll want to use your unit during peak dates, it’s best that you include these dates, all while respecting restrictions periods, in the reservation request and return it to the Homeowners’ reservation team according to the established deadlines. Once your travel plans are done you can always modify existing reservations. It’s much easier to cancel peak date reservations than try to add them later on. However the cancellation policy must be respected in order to take part in the rental revenue distribution.
What information do I need to supply when requesting a reservation or changing an existing reservation?

When should I notify you my travel plans have changed?
As soon as possible, we cannot stress this enough. This is even more important during the peak demand dates as our availability and reservation flexibility becomes limited and we strive to accommodate requests from both our homeowners and regular guests.
Why do I need a confirmation email?
A confirmation email assures that a reservation has been made and the details reflect what was agreed to at time of booking. It’s important that you check that the information is accurate; if you see a discrepancy, it’s important to get in touch with the Homeowners’ reservations team without delay in order to make the necessary changes to your reservation and avoid possible disappointment upon arrival. If at check-in, you do not have a confirmation email in hand and your unit is not available, you will be offered another unit at the owner-discounted rate, you will not be able to stay in another unit free-of-charge.
What are the Homeowners’ reservations team office hours?
From Monday to Friday, 9 a.m to 5 p.m.
For last minute reservations or changes to an existing reservation, when the Homeowners’ reservations team office is closed, you need to contact your hotel directly. However, any requests for later dates must be sent to the Homeowners’ reservations team and they’ll follow up with you as soon as possible during regular office hours.
